If you see the message "No projects are currently available for this location" – or notice that only certain project types are available – it means Symbium cannot currently offer an instant permit for some or all projects at your site. This article explains the primary reasons why, and outlines the steps you can take for each scenario.
How to find the explanation
Click the learn more link next to the message. A popup will tell you exactly why accelerated permitting is unavailable for your project and which project types are affected.
There may be more than one reason listed. Each reason will show its own set of affected project types, so review all of them before taking action.
Reason 1: Your property is not eligible for accelerated permitting
Eligibility for instant and accelerated permitting depends on your property details, including how the land is classified and used.
Property details
Symbium pulls your property details directly from city or county databases. This includes your flood zone, fire district, zoning designation, site use code, and historical site status. Some of these details make a property ineligible for instant permits, either for all project types or for specific ones.
For example, a property marked as a historical site may be blocked from most instant permits because the jurisdiction requires additional staff review before a permit can be issued. A site use code that is not on the jurisdiction's approved list will also make certain project types ineligible. The popup will describe the exact reason and list the affected project types.
If you believe any of these details are incorrect, contact your jurisdiction directly. Symbium displays whatever is on record in their database and cannot update that information.
Land use
Some project types are limited to specific land uses, such as single-family dwellings, townhouses, duplexes, and accessory dwelling units (ADUs).
If your land use is set to something else, such as Condominium or Multi-family dwelling, some project types may be unavailable. You can update the Land Use field on the location page to see which project types are available for other land uses in that jurisdiction.
Some projects may still be available
Eligibility restrictions vary by project type. Some project types may be available while others are disabled. This means certain restrictions apply to your property for those specific project types only.
What to do
Eligibility is set by jurisdictions. Symbium does not control these requirements and cannot override them. If your property is not eligible for the project type you need, contact your jurisdiction to understand how to apply.
Reason 2: The jurisdiction is in maintenance mode
Sometimes Symbium temporarily pauses permit processing for a jurisdiction while changes or updates are made that affect how permits are submitted or reviewed. During this time, the jurisdiction is placed in maintenance mode until the updates are complete.
When this happens
Maintenance mode is typically caused by one of the following:
- Permit portal outages. If the jurisdiction's permit portal is down, Symbium cannot submit your application or run checks that depend on the jurisdiction's database, such as business license verifications.
Fee changes. If a jurisdiction is actively updating its fees, Symbium cannot accept applications until the new fees are confirmed.
What happens to your application
The impact depends on how the maintenance affects Symbium's workflow.
In some cases, Symbium can still accept your application and hold it until the jurisdiction's permit portal is back online. There may be a short delay before your permit record appears in the jurisdiction's portal, but your place in the queue is saved.
In other cases, such as a full portal outage, Symbium may prevent you from proceeding entirely. This is a proactive measure to ensure your application is not submitted when the process cannot be completed.

What to do
If Symbium allows you to proceed, you can complete your application. Your application will be held and processed as soon as the jurisdiction's permit portal is back online.
